The first week of December is when the Orange Park furnace decision stops being optional
Clay County's cool season starts around December 2. A furnace that limped through last February has until then to be replaced on your terms instead of the weather's.

The first week of December
Orange Park’s cool season, the stretch when the daily high stays below the mid-sixties, runs from about December 2 to February 26. The first hard freeze inland usually lands inside the first two weeks of it. That makes the week after Thanksgiving the natural deadline for anyone whose furnace struggled last winter: the last point at which a replacement can be chosen, scheduled and installed without a cold house in the middle.
Every year a share of Clay County households miss the deadline and call on the morning of the freeze, when the furnace that “made it through last year” doesn’t. The furnace calls go to the front of the route on those mornings, and we install any day of the week, but a replacement decided at 6 a.m. in a 58-degree kitchen is never the decision the household would have made in October. This page is for the Green Cove Springs or Middleburg homeowner reading it in the fall, which is the right time.
Signs the old furnace shouldn’t see another winter
- A heat exchanger with a crack, a hot spot or a rust-through. Found by camera at the fall inspection. This isn’t a sign; it’s a verdict. A cracked exchanger on a gas or propane furnace puts carbon monoxide in the supply air.
- It went under water in 2017. Black Creek crested at a record 28.5 feet in Middleburg during Irma and flooded over 850 homes. A furnace that was dried out instead of replaced has been rusting from the inside for eight years.
- It needed two repairs last winter. An igniter in December and an inducer in February on a twenty-year-old furnace is the pattern before a bigger failure.
- The fuel bill climbed three winters running. On propane, that shows up as an extra delivery; on TECO gas, as a bill out of proportion to the weather.
- A yellow, lazy flame that cleaning doesn’t fix. Burners that won’t come right are telling you about the exchanger or the gas valve.
- The oil tank is older than the furnace. Oil survivors around River Road are usually fine furnaces attached to a liability.
What waiting until the freeze costs
The cost isn’t only the cold night, though there will be one. It’s the repairs made to a furnace that is leaving anyway, money that doesn’t transfer to the new one. It’s a propane bill that grows while the old burner wastes fuel. It’s the carbon monoxide risk on a questionable exchanger, which has no price. And it’s the loss of choice: install in October and you pick the equipment, the fuel, the week and the crew; install on the first freeze and you take what can be done fastest. Replacing in the fall also leaves time for the real question below to be answered properly instead of in a hurry.

What installing a furnace involves in a Clay County house
- The measuring visit. A heating load calculation on the actual house, plus a look at where the furnace lives: a hall closet in a 1970s ranch, a utility room in a Green Cove Springs Victorian, a closet beside the carport on Middleburg acreage. Venting, gas or propane supply, drain for a condensing model and electrical are all settled here.
- The fuel question. Gas where the TECO main reaches. Propane with a tank and regulator checked or installed by the supplier elsewhere. An electric furnace only where a heat pump truly isn’t wanted.
- Duct testing. Static pressure and leakage. A new furnace on a starved return runs loud, short-cycles and trips its limit switch; the fix is on the quote, not discovered after.
- Install day. Old furnace out, with the refrigerant recovered from any attached coil. New furnace set and leveled, gas piping run and pressure-tested, venting installed, the condensate drain trapped and routed on a high-efficiency model, electrical and thermostat connected. A straight replacement is usually a day; a conversion from oil, or a first-time furnace in a house with no gas, can run two.
- Commissioning. Gas pressure set to nameplate, temperature rise across the exchanger checked against the rating, combustion analyzed and recorded, carbon monoxide read at the registers, every safety tested, the thermostat configured for the fuel and stages. One full heating cycle before we leave, even in October.
- Paperwork. Permit, warranty registration in your name, and a fall inspection date on the calendar, because the long heat exchanger warranty quietly assumes it.

Furnace or heat pump: settling it for this county
Before a furnace goes in, we ask whether one should. Clay County has electric service everywhere, gas in a small footprint, and a climate with four hot months and a dozen freeze nights. For a house that has gas or propane already and a healthy air conditioner, a new furnace is a straightforward answer. For an all-electric house, or one where the propane bill is the complaint, a heat pump heats for a fraction of the strip-heat cost, cools all summer, and qualifies for JEA’s or Clay Electric’s rebate on high-efficiency equipment, where a furnace does not. Ask where Cook’s stands as a contractor with either utility’s program. [[CONFIRM WITH JERRY]] A dual-fuel setup, heat pump with a gas furnace as the backup instead of strips, is the premium answer for the gas-served streets. We’ll lay all three out with your fuel bills in front of us, and we’ll recommend the one that fits the house even when it’s the smaller job.
The federal credits for high-efficiency furnaces and heat pumps ended for equipment placed in service after December 31, 2025. Financing with low monthly payments is available on new systems; lender and terms come from the office, not from a web page.
Keeping the new furnace out of the repair column
A furnace in Orange Park works about forty mornings a year and sits for the other nine months in humid air. That rhythm, not run time, is what ages it. Have it inspected every fall before the first freeze, change the filter on the cooling schedule since the blower is shared, keep the propane tank from running to empty, and put a carbon monoxide alarm on every floor if the fuel burns. A furnace treated that way in this climate can outlast the air conditioner beside it by a decade.
Furnace installation questions
How do you size a furnace for a house that's mostly being cooled?
From the same load calculation as the cooling, run for the heating side: a design temperature in the mid-twenties for inland Clay County, the house’s insulation and windows, the duct losses. Furnaces here come out smaller than people expect because the winter is short and mild, and oversizing one makes it short-cycle and run loud.
Does a 96 percent furnace pay off when winter is three months long?
On gas, marginally; on propane, more clearly, because the fuel costs more per unit of heat. The bigger factor is that a condensing furnace vents in plastic pipe through a wall, which lets us put one in a house with no chimney. Often that’s the reason to choose it, and the efficiency is a bonus.
The furnace is in a 1970s hall closet with the original ducts. Can they stay?
If they test well, yes. We measure static pressure and leakage first. In the Kingsley Avenue and Bellair ranches the supply trunk is often fine and the return is the problem; a second return or a larger one fixes most of it. Duct that’s crumbling gets replaced, and we’ll show you the piece before we quote it.
What happens to the old furnace and the oil tank?
The furnace leaves on our trailer and goes to a metal recycler. An oil tank is a separate matter: indoor tanks are drained and removed by us or a licensed hauler, and buried tanks in the River Road area may need an environmental contractor and county sign-off. We’ll tell you which situation you have before anything is signed.
Can you install a furnace where there's no gas line?
Three ways: a propane furnace with a tank in the yard, which is the rural Clay County standard; an electric furnace, which is a strip bank and costs the most to run; or, more often, a heat pump that heats and cools and qualifies for the JEA or Clay Electric rebate. For most Orange Park houses without gas, the third is the honest recommendation.
