The air quality upgrades that show up on a Clay Electric bill, and the ones that quietly add to it
Every indoor air quality product either lets the air conditioner work less or asks it to work more. Before we recommend one for an Orange Park house, we figure out which.

What the bill can and cannot tell you about the air
A high summer statement from JEA inside the Town of Orange Park, or from Clay Electric in Lakeside, Middleburg and the rest of unincorporated Clay, tells you the air conditioner is running long. It does not tell you why. Often the reason is in the air itself: a house at 62 percent humidity feels sticky at 74, so the thermostat gets pushed down to 71, and the system logs hours that a drier house would never have needed.
That is the lens we use on indoor air quality products. Some of them pay you back on the bill: a whole-house dehumidifier that lets the thermostat drift up, a UV lamp that keeps the coil clean and the airflow where it belongs, a sealed filter cabinet that stops the blower pulling attic air. Others add a little load: an energy recovery ventilator, an electronic air cleaner, a dehumidifier running hard in a leaky house. Both kinds can be the right purchase. We just want you to know which column each one is in before you sign.
Adding equipment to a 1975 Lakeside Estates ranch versus designing it into a Lake Asbury build
Clay County is building and aging at the same time, and the two situations call for different answers.
Retrofit. The 1960s and 1970s houses near Kingsley Avenue, in Ridgewood, Lakeside Estates and Bellair-Meadowbrook Terrace have closet or garage air handlers, one hall return and little room to spare. Equipment has to hang off the existing cabinet: a media filter where the one-inch filter was, a UV lamp through the coil access panel, a dehumidifier ducted into the return. The 1980s-90s Lakeside two-stories and the 2000s Oakleaf and Fleming Island homes have attic units, which opens space but means every added piece lives in 130-degree heat and drains onto a ceiling if neglected.
New construction. South of Middleburg toward Lake Asbury and Green Cove Springs, houses are going up ahead of the First Coast Expressway. There, ventilation and filtration get drawn in before drywall, with a dedicated return path, a ventilator duct and a drain for the dehumidifier. It costs less and works better. We are glad to meet the builder on site.

Where the duct system limits what we can hang on it
Indoor air quality equipment lives or dies on airflow:
| Duct situation | What fits | What to fix first |
|---|---|---|
| Single undersized hall return (block ranches) | UV lamp, ducted dehumidifier | Enlarge the return before any deep filter |
| Leaky flex in a hot attic (2000s production homes) | Sealed filter cabinet, ventilator | Seal and support the duct runs |
| Crossover duct under a manufactured home (Middleburg) | Cabinet-mounted filter, UV | Replace the crossover; it is pulling crawlspace air |
| Well-designed new build | All of it | Nothing; specify it on the plans |
Sizing air quality equipment by the house, not the brochure
A dehumidifier is sized in pints per day against the moisture load of the house and the people in it; a ventilator by occupants and bedrooms; a filter cabinet by the blower’s capacity and the pressure drop it can tolerate; a UV lamp by coil face area. Oversizing a dehumidifier wastes money and undersizing one leaves the house damp, so we measure before we quote. There is no charge for the estimate, and new equipment can go on a monthly payment plan. None of the local utility rebate programs we know of pay on air quality equipment alone; they attach to heat pumps and thermostats [[CONFIRM WITH JERRY]].
Air quality equipment questions from Orange Park households
Which air quality product actually lowers the bill in a Clay County summer?
A whole-house dehumidifier, indirectly. A house held at 50 percent humidity feels comfortable at 77 or 78 degrees, and every degree you raise the thermostat through a four-month hot season is runtime the air conditioner does not log.
Does a UV light at the coil cost much to run on a JEA account inside the town?
About what a single old-style light bulb would, around the clock. Its value is keeping the coil clean so airflow and efficiency stay where they were on install day, which tends to repay the small running cost.
My 1962 Bellair house has one return in the hall. Can you still add a media filter cabinet?
Only after the return is enlarged. A deep media filter on a starved return makes the airflow problem worse. We quote the return work and the cabinet together, because one without the other disappoints.
Should a new build in Lake Asbury or Oakleaf include air quality equipment from day one?
At minimum an energy recovery ventilator and a filter cabinet, because the house will be tight. A dehumidifier can be roughed in now and added later if the first summer proves the need.
