Eighteen services, one route day, every kind of Clay County house
The tiles below are the menu. This page is about how that menu changes when the house is a 1968 block ranch on River Road, a 2004 Eagle Harbor two-story or a manufactured home on a Middleburg well.

Reading the menu by the age of your house
Clay County’s median home dates to about 1996, but that average hides two very different populations. On the older side are the 1960s and 70s block ranches of the Town of Orange Park, Bellair-Meadowbrook Terrace, Ridgewood and Lakeside Estates, where the common jobs are duct sealing, return upgrades, replacing the third or fourth system on an original layout, and furnace work for the handful of homes that still have one. On the newer side are Oakleaf Plantation, Eagle Harbor and Fleming Island Plantation, where the work is first-generation system replacement, attic air handler swaps, humidity control in tightly built houses and surge repair after lightning.
Between them sit the 1980s and 90s subdivisions of Lakeside and Orange Park South, and beyond them the rural lots, manufactured homes and well water of Middleburg, Clay Hill and Keystone Heights. Every service on the tiles below exists in a version for each of those.
Cooling is most of the year
The cooling season here runs from about May 20 to September 22 with highs above 86, and the shoulder months aren’t cool either. Air conditioning repair, maintenance and installation, along with heat pumps and thermostats, carry most of the route. Geothermal is on the list for the acreage lots west of Blanding where a loop field has room.
Heating is not nothing
Inland Clay runs a few degrees colder than the river and sees ten to fifteen freeze nights in an ordinary winter, so heat pump heating, defrost and strip heat, and the furnaces in older homes, get their own services rather than an afterthought.
Air quality, commercial, and the drive
Indoor air quality, filtration and duct cleaning address the humidity, pollen and mold complaints that come with 52 inches of rain and oak season. Commercial HVAC covers the shops, restaurants and medical offices along Blanding Boulevard and around the Orange Park Mall. All of it is dispatched from 37 Fairmont Ln in Palm Coast as a scheduled Clay County route, with emergencies breaking the schedule any hour at no after-hours charge.
Choosing a service
Should I book a repair or a maintenance visit if the system works but seems weak?
Book a repair diagnostic. Weak cooling in Orange Park humidity is a symptom, not a maintenance item, and the technician will check charge, airflow and the coil before anything is cleaned.
Do you work on the package units common on manufactured homes around Middleburg and Clay Hill?
Yes. Package units, ground-mounted and on pads, are a regular part of the rural end of the route, including replacements sized for manufactured-home duct systems.
Is duct cleaning worth it in a newer Oakleaf home?
Usually only after construction dust, a renovation or a mold finding. In a 1970s Bellair ranch with original ducts, sealing and cleaning more often pay off. We’ll tell you which case you’re in.
