The 'window unit is cheaper' myth, run against a Clay County summer
The belief: a mini-split is the fancy, expensive way to cool one room, and a window unit does the same job for a tenth of the price. Here is what that belief costs between May and September.

The belief, and where it comes from
In a Lakeside Florida room, a Bellair garage conversion or the bonus room over an Oakleaf Plantation garage, the central system never quite reaches. So a window unit goes in, because it is cheap and it works. The belief that a ductless mini-split is a luxury version of the same thing comes from comparing the two price tags on a spring afternoon. The comparison that matters happens in July.
Why ductless pencils out on a Clay Electric meter
Clay County’s cooling season runs roughly May 20 to September 22, with afternoon highs around 91 and dew points high enough that the air is doing as much work removing moisture as removing heat. A room with a west-facing glass wall, which describes most Florida rooms on the Doctors Lake side of Orange Park, is the hardest room in the house for five months straight.
A window unit in that room is a single-speed compressor cycling on and off at the lowest efficiency rating sold, leaking conditioned air around its frame, and rated for a cooler room than the one it is in. A ductless mini-split is an inverter-driven heat pump with an efficiency rating two to three times higher, sealed to the wall, modulating its output to match the load so it runs long and low and actually dries the room. On the same room, the mini-split uses a fraction of the electricity for a better result, every month from May to September, every year.
It also heats. On the ten to fifteen freeze nights inland Clay gets, the same head delivers efficient heat to the room the central strips never warmed either.

The window-unit comparison over ten summers
The window unit wins the first day and loses from there:
| Compared | Window unit | Ductless mini-split |
|---|---|---|
| Purchase and install | Low; a Saturday afternoon | Higher; a professional half-day |
| Monthly cooling cost, May-September | High for the cooling delivered | Low; inverter efficiency |
| Humidity control | Poor; short cycles | Good; long low-speed runs |
| Noise | In the room with you | Whisper indoors; compressor outside |
| Lifespan in a Florida room | A few summers | A decade or more with maintenance |
| Heating | Resistance strip, if any | Efficient heat pump heat |
| Rebate eligibility | None | Clay Electric and JEA programs |
Add the replaced window units over fifteen years, the electricity, and the sunroom you actually use in August, and the mini-split is the cheaper machine. We do not put fake precision on that; the bill and the comfort make the case on their own.

Financing, rebates and what we quote
Cook’s installs Lennox ductless systems in single-zone and multi-zone configurations, with wall-mounted heads and, where a cleaner look matters, concealed ducted heads in a soffit. Ductless systems qualify for monthly payment plans, which turns the upfront gap into a monthly figure most households find smaller than the bill increase the window unit was causing.
Federal tax credits for this equipment ended after December 31, 2025. Ask about current utility and manufacturer incentives when we quote, and about where Cook’s stands on any program that pays through the contractor rather than the homeowner [[CONFIRM WITH JERRY]].
Mini-split questions from the Orange Park area
How many rooms can one outdoor unit handle in an Orange Park South two-story?
Multi-zone outdoor units serve several indoor heads, so a bonus room, a garage office and a master suite can share one condenser. Past about four heads we look at whether a second small central system makes more sense.
Will a ductless head keep a Florida room on Doctors Lake dry in August, not just cool?
Yes, if it is sized correctly. An oversized head cools the glass room fast and quits before it dries the air; a right-sized inverter head runs long and low and holds humidity. That much glass takes a calculation.
Does a mini-split qualify for the Clay Electric rebate?
Energy Smart covers replacement mini-splits of 12,000 BTU or more at a minimum of 15 SEER, paid to the member. JEA’s program inside the town has covered ENERGY STAR mini-splits too, though its 2026 cycle closed October 10.
Can a mini-split cool a manufactured home in Middleburg on its own?
A multi-zone system can, and it avoids the crossover duct that fails under so many of those homes. Whether it beats a packaged unit depends on the floor plan and budget; we quote both when both fit.
