The weekend that sorts them

Weather records for the area put the start of the hot season around May 20, when afternoon highs settle above 86 and stay there until late September. In Lakeside, which holds more people than any other community in the county, that first run of hot days is a stress test for roughly thirty thousand air conditioners at once. Systems with a weak capacitor, a dirty coil or a leaking charge made it through the mild spring. Over Memorial Day weekend, with the house full and the thermostat set low, they stop.

That is when our phone rings from Lakeside. We would rather it rang in April.

Thirty thousand people, three decades of houses

Lakeside is the unincorporated territory between Blanding Boulevard and the west shore of Doctors Lake, south of the Orange Park town limits, all of it carrying Orange Park mailing addresses. The subdivisions were built in waves from the early 1970s through the late 1990s: brick-front ranches and split-levels on quarter-acre lots in the oldest sections, stucco and frame two-stories in the newest, with Lakeside’s schools, churches and the Doctors Lake Drive shoreline threading through it.

Because the building happened over three decades, the equipment is everywhere on the age curve. A 1975 house is on its third or fourth system; a 1998 house is on its second, or thinking about it. What the houses share is the ductwork, which almost nobody replaced when the equipment was.

The third-system question

The conversation we have most often in Lakeside is not repair versus replace. It is what to do about the ductwork when the equipment is replaced. A new high-efficiency heat pump connected to a 1980s duct system with an undersized return, leaky trunk joints and flex that has been crushed by thirty years of attic storage will deliver a fraction of its rated performance. We measure static pressure and look at the return before we size anything, because putting a new system on old duct without that step is how a customer ends up disappointed in a good machine.

The Blanding corridor is the county's retail spine. Its rooftop units run from the same dispatch as the houses behind it.

The Blanding corridor

Blanding Boulevard from the mall south is the county’s retail and medical spine, and the strip centers, clinics and restaurants along it run on rooftop package units and commercial splits that fail in the same heat the houses do. We service them under maintenance agreements and on call, from the same dispatch, with the same no-surcharge policy for an after-hours cooler failure.

Two utilities on one map

Lakeside straddles the line between JEA and Clay Electric Cooperative service, and two neighbors can be on different utilities. The difference matters at replacement time, because each utility has its own efficiency rebate with its own forms, amounts, deadlines and program years, so ask about Cook’s standing with either program at quote time. We read the bill and point you to the right application. [[CONFIRM WITH JERRY]]

Reaching Lakeside

Cook’s dispatches to Lakeside from 37 Fairmont Ln in Palm Coast, the company’s only location, a little over an hour away. The route is familiar enough that we quote windows rather than guesses, the phone is staffed through the night, and evening and weekend calls cost no more than daytime ones. Family-owned, Lennox dealer, all brands repaired, and glad to see you in April.

Lakeside questions, mostly in late May

Everyone on our street seems to need service the same week. Why?

Same build year, same equipment generation, same weather. When the first stretch of 90-degree afternoons arrives, systems that were marginal all spring fail together. Booking a check in April puts you ahead of that line.

Our house was built in 1984 and has had two systems. Is a third one normal?

Yes. A system in this climate lasts twelve to twenty years depending on care, so a 1984 house is right on schedule for a third. What matters is whether the duct and returns from 1984 have ever been updated; usually they have not, and that is where the next system’s efficiency goes to die.

Which utility is Lakeside on?

It varies by street. Addresses closer to the town are often JEA; farther west and south they are frequently Clay Electric Cooperative. The bill tells us, and the rebate paperwork for a replacement follows the bill.

Do you handle the shops on Blanding too?

We do. Rooftop package units, split systems in offices and restaurant equipment along the Blanding and Wells Road corridor are part of the regular commercial route.
